This extension includes two new bedrooms, an open‑plan kitchen, and a generous living area, all constructed with acoustic‑rated ceilings, energy‑efficient black‑framed windows, and fully compliant insulation to ensure long‑term comfort and performance. Inside, the kitchen will feature premium Polytec finishes, modern appliances, and a custom island bench, while the bedrooms and living space will be completed with hybrid timber flooring, LED lighting, and ceiling fans. Externally, the project includes a large concrete patio with integrated drainage, insulated patio roofing panels, and a fully engineered precast concrete sleeper retaining wall supported by galvanised posts and compliant drainage systems.
